Landlords are still abusing index gaps and missing details. In Lakes compound my landlord gave me a townhouse for an average market price and this year he wants to increase the rent by Dhs25K knowing that the index did not increase within a year. They are abusing the system since there is a big variety of villas in the compound. A 3-bed plus maid’s room overlooking the lake would be much bigger and more expensive. A more segmented index is needed having townhouses vs a stand alone villa (maid’s room or without maid’s room) they make a big difference. Also, prices should remain the same for at least two years if the index did not increase otherwise that is unfair since everyone can rent with a low price knowing the index gap and mandate increases.
