Why are tenants expected to pay an annual rent cheque in advance? Why not monthly? Who gets paid in advance from work to cover this rental cheque? Most of us get paid monthly. A landlord should also be more proactive in the maintenance of their property. It’s just a good excuse to say he/she is living abroad or travelling constantly. Also expecting each tenant, in most cases, to pay up to Dhs1,000 for each repair that arises through no fault of the tenant. Properties are getting old and deteriorating. Rents should be monthly in advance with a month’s rent and deposit when moving in. A tenant should have the right to give a month’s notice if they wish to move out and the deposit returned within 24 hours after a move out inspection and handing over of the keys, not two weeks later as appears to be the case in most situations. People need this deposit to pay for their next accommodation don’t they? There should be a governing body here that has registered companies to inspect plumbing, A/C, water heaters, etc and give certificates for the new tenant to inspect. These should be renewed annually relieving the added burden on each new tenant to pay for these repairs and also know that they are working well. Why should a tenant, new or old, pay for faulty taps etc, etc that are now old and not working properly? Many people do not wish to move every year given the cost of moving, registering all their details to DEWA and the TV services etc but tenants do need a bit more security and rights here.
