Ejari means ‘My Rent’ in Arabic and is a system used to make registration of rental and lease agreements easy and accessible to owners and real estate management companies. The registration of a tenancy agreement in the UAE has been a legal requirement for some years, but has not been enforced. An attested lease agreement is, however, now required for all tenants in the UAE to obtain or renew visas for family members and for a new trade licence or renewal. Also, an attested lease is required for municipality-related transactions or if a tenant has an issue with their landlord and has to refer it to the rent committees of municipalities. To apply for Ejari, the required documents include: an original tenancy contract signed by both parties, copy of passport with residence visa of the tenant, landlord’s details, latest electricity and water bill or registration deposit bill, mobile number of tenant and shop/unit/villa/flat number. For a firm or company, the requirements include an original tenancy contract signed by both parties, copy of the trade licence or initial approval and name reservation certificate, latest electricity and water bill or registration deposit bill, passport copy of tenant/licence owner/partner, contact person’s name and mobile number and shop/unit/villa/flat number. The completed and signed applications in both cases have to be submitted to the appropriate municipality or land department. Ejari registration can only be done from the emirate where the tenancy contract has been issued. The cost for the registration is Dhs160 and typing fee is Dhs35.
